1. The service and its operator

Spazio is an application for organising searches for homes, offices and other properties: it collects listings, photographs, appointments, notes and ratings in users’ workspaces. Spazio is operated by Tsubasa Sagl. For support, privacy and data requests: info@tsubasa.ch.

Spazio provides organisational tools. It is not an estate agency, does not represent advertisers and does not conclude rental or purchase contracts on users’ behalf. The current version is free to use; any paid services would require separate terms.

2. Google account and acceptance

To enter, you must accept these terms and authenticate with a Google account you control. Google must have verified the email address. Only basic profile information is requested: name, email address and account identifier. Spazio does not read Gmail, contacts, calendars or Drive files.

Acceptance is linked to the verified account and recorded in the database with the document version, text fingerprint and date. A material change to the terms will require renewed acceptance. Do not share access to your account; report any unauthorised use promptly.

3. Personal workspaces and invitations

On first sign-in, an active invitation is shown for you to accept without automatically creating a personal search. If you have no active invitations or memberships, an empty personal search is created. You can always create additional searches. A link does not grant access: you must be an enabled member and accept the invitation.

The owner manages members and separately assigns permission to read, edit entries, rate, submit listings, manage photos and manage settings. Users can edit only their own ratings. The owner may revoke permissions; content already shared may remain in the workspace. Members see other members’ names and email addresses in the same space. Share only what you intend to make available to that space’s members.

4. Listings, imports and content

Listings are imported from links supplied by users and may change, expire, be incomplete or become unavailable. The service may be unable to import a listing. Imported information, including photographs, prices, floor areas and availability, must be confirmed with the advertiser before entering into commitments.

Upload or share only content you have the right to use. Rights to original listings and photographs remain with their respective holders. The archive does not authorise unrestricted republication of other people’s content. Avoid entering identity documents, credentials, banking information or personal data unnecessary for the search. Contact the operator to report content or rights issues.

5. Ratings and financial simulations

Ratings express participants’ opinions; rankings depend on available ratings and selected weights. Budgets, indicative estimates, travel times, outlay schedules and furnishing assumptions are comparison tools: they are not commercial offers, legal or financial advice, or guarantees of availability.

Check contracts, deadlines, taxes, commissions, adjustments and parking terms yourself. Payments and bookings with agencies, owners or other suppliers take place outside Spazio.

6. Personal data and confidentiality

Data processing necessary for the service is described in the privacy notice. Homes, offices, photos, notes, appointments, ratings and settings are stored on Supabase. Vercel hosts the applications. Each workspace’s archive is logically separate from others; the server checks identity, membership and permissions.

Authorised members access their own workspace. The operator and technical providers may process data as necessary to provide, maintain, protect and support the service. Using the app alone does not authorise selling data or commercial contact. Partner access is limited to section 7 and recorded choices.

7. Sharing with Tsubasa Sagl

Recipient: Tsubasa Sagl. For data sharing and privacy requests: info@tsubasa.ch. The scope of sharing in Spazio is described in these terms and the app’s privacy notice.

Authorisation under this version concerns Tsubasa Sagl. Acceptance of earlier versions naming a different recipient does not authorise this sharing: a new individual confirmation is required. Previous receipts are retained as historical records.

Purpose: to help the company understand which properties are compared and the ratings and preferences expressed, for analysis of the property market, prices and competitiveness of listings. This acceptance does not authorise newsletters, promotional contact or automated decisions with legal effects on users.

Included data: name and email address of the verified account; listing identifier and link, published title and area, rent, service charges, floor area and room count where available; personal numeric ratings by category before and after viewing; the workspace’s shared property classification (Under consideration, Shortlisted or Discarded) and favourite status. In shared workspaces the property list is common to members: we do not claim that each person personally saved every property. Classification and favourites are workspace choices, not each member’s individual ratings; the same property may have different statuses in different workspaces.

Excluded data: appointment or viewing dates and statuses, notes of any kind, user-entered free text, personal photos and their metadata, Google account images, credentials or internal Google identifiers, documents and backups. The partner view does not provide links to access workspace photographs or private APIs.

Workspaces covered: workspaces created after these terms were introduced start with partner sharing enabled. Existing workspaces remain excluded until the owner explicitly enables it. The owner can disable sharing in settings; participants see its status. Your identity and ratings are included only after your individual acceptance and while you remain an active member. Another member’s acceptance does not apply to you.

Method: read-only access to a limited view, restricted to partner accounts individually enabled by the operator. No access to the full database and no automatic email transmission. The company’s operational access requires designated authorised accounts; once enabled, they can consult data within the accepted scope.

Duration and control: data remains available in the view while sharing and individual authorisation are active. You can stop your sharing in settings; this immediately removes your identity and ratings from the view without deleting the workspace. If the owner withdraws their own authorisation, the entire workspace is excluded until they renew it. Sharing can be re-enabled by renewed explicit acceptance. Knowledge already acquired by the recipient cannot be revoked: for retained copies or further requests contact the operator and info@tsubasa.ch. Acceptance and withdrawal receipts remain separate from data visible to the partner to document choices.

8. Appropriate use

Do not attempt to access other people’s workspaces, bypass permissions, damage the service, upload malware, send abusive requests or use the service for unlawful activities. The operator may limit access or imports for technical or security reasons or to handle reports, informing affected people where possible.

9. Availability, backups and deletion

The service may experience outages, maintenance or errors. You can export a backup of workspace data you can access; you are responsible for the confidentiality of downloaded copies. Keep your own copy of essential information.

You can delete photos for which you have permission and request correction, account deletion or closure of a space by writing to the operator. Shared workspaces require consideration of other members’ rights and content. Deleted photos are no longer accessible in active storage; the technical identifier needed to prevent accidental restoration remains. Requests are handled as described in the privacy notice and in accordance with applicable obligations.

10. Changes and protection of rights

Features and these terms may be updated. The accepted version stays recorded; material changes require you to read and accept the new version to continue. You may stop using the service and contact the operator to export or delete data.

These terms do not restrict users’ mandatory rights, including those under applicable data protection rules and, where relevant, consumer protection rules. No clause excludes liability that cannot legally be excluded. For data-sharing requests, write to info@tsubasa.ch.
